Why choose Annuity or Linear?

Since January 1, 2013, Dutch mortgage rules have changed. To qualify for mortgage interest deduction (tax benefits), you are now required to repay the mortgage fully within a 30-year period. This must be done according to a fixed repayment schedule, which is exactly what annuity and linear mortgages offer.

Annuity Mortgage

Your total monthly payment (interest + repayment) remains the same throughout the fixed-interest period, though the ratio changes over time.

Linear Mortgage

You repay a fixed amount of the principal every month. Your monthly interest payments decrease over time, meaning your total monthly costs go down.

Existing Mortgages (Pre-2013)

If you purchased a home in the Netherlands before 2013, you may fall under transitional law. In this case, you might be allowed to continue other mortgage types, such as an interest-only mortgage or a savings mortgage, while still receiving tax benefits.
