To ensure a smooth application process, we recommend gathering the following documents early. Because your situation involves specific tax statuses, some of these requirements differ from standard Dutch applications.

1. Personal Identification & Residency

• Valid Passport: We require a high-quality scan of your current passport, as well as those of any co-applicants.
• Residence Permit: If you are a non-EU citizen, please provide a copy of your current permit, such as a Highly Skilled Migrant visa.
• Identity Card (International Organizations): If you work for an organization like NATO or the ICC, provide a copy of your Legitimation Card (an ID card issued by the Ministry of Foreign Affairs).
• BSN (Citizen Service Number): This is your proof of registration in the Netherlands

2. Proof of Income & Employment

• Employer’s Statement (Werkgeversverklaring): A recent statement, not older than 1month, in the standard Dutch NHG format.
• Salary Slips: Your last three monthly salary slips.
• Note for tax-exempt employees: Your net salary slips are essential for the grossing-up calculation.
• 30% Ruling Granting Letter (Beschikking): The official letter from the Dutch Tax Authorities (Belastingdienst) confirming your 30% status and its expiration date.
• Annual Income Statement (Jaaropgave): Your official income statement from the previous year.

3. Financial Background

• Bank Statements: Recent statements showing your savings (to cover closing costs or a portion of the purchase price).
• Existing Loans or Debts: Proof of any outstanding financial obligations, including student loans, private leases, or credit card debt (both in the Netherlands and abroad).
• Pension Overview: A recent update from Mijnpensioenoverzicht.nl (if applicable).

4. Property Documents (Once a home is found)

• Signed Purchase Agreement: The "Koopovereenkomst" signed by both you and the seller.
• Appraisal Report (Taxatierapport): A recent valuation of the property by a certified NWWI appraiser.
• Energy Label: The official energy certificate of the property (which can impact your maximum loan).

Salary slips without standard tax deductions:

Lenders for international organizations often require a specific "Certificate of Income" if your salary slips do not show standard tax deductions. We provide templates and guidance to ensure your employer provides exactly what the bank needs to see.
