Self-Employed Mortgage for Expats (ZZP)

A mortgage that fits your entrepreneurial freedom

Are you a self-employed professional (ZZP) looking for a home that matches your ambitions? At Mortgage Spotters, we are here to help you navigate the process. We understand that as a freelancer or entrepreneur, finding the right mortgage can feel like a challenge. Banks often view fluctuating income differently than a fixed salary.

However, don't let this discourage you. Because your situation is unique, thorough preparation is the key to success. Let our specialists advise you and discover how your entrepreneurship can be the gateway to your new home.

How much can I borrow as a ZZP'er?

Applying for a mortgage as a self-employed person can be complex. Lenders look at more than just your income; they also evaluate the stability of your business. We help you gain a clear insight into what you can truly borrow based on your specific situation.

Calculating your maximum mortgage

It is essential to map out exactly what your borrowing capacity is as an entrepreneur.

• The 12-Month Rule: While lenders previously required three years of financial figures, there are now options available if you have been active for at least 12 months.
• Business Performance: Lenders assess the net profit of your business and the future outlook of your specific sector.
• Financial Planning: Together, we create a comprehensive financial plan. This gives the bank confidence and ensures you choose a mortgage that feels comfortable both now and in the future.
• Strategic Search: By mapping out your business success and private goals, you will know exactly which price range to search in without taking unnecessary risks.

Key factors for your ZZP mortgage:

• Your average income over the past few years.
• How long you have been registered with the Chamber of Commerce (KvK).
• Existing financial obligations, such as loans.
• Your own savings (equity).
• The property value and official appraisal (taxatie).
• Current mortgage interest rates.

A mortgage application for a self-employed professional is rarely a "standard" procedure; it requires customization. Our specialists understand the intricacies of regulations for entrepreneurs and know which lenders best suit your specific industry or situation. Whether you have built up a substantial financial buffer or are currently investing heavily in your growth, we ensure there are no surprises.
